Hopkins is about as far southeast as our regular routes go. From the shop it's a good drive down Garners Ferry Rd or Bluff Rd into Lower Richland, past Fort Jackson and out toward the Congaree River bottomland. We're happy to make it, and we plan the visit so it's worth the trip for both of us.
The area mixes old and new. There are homes on real acreage with long dirt drives, family places that have stayed in the same hands for generations, and newer subdivisions like Hunters Branch and Savannah Woods, where first-time buyers and young families are moving in. A lot of people out here work at Fort Jackson or commute into Columbia.
Houses on acreage pick up heavier dirt than city houses. Mud and sand come in on boots, tires, and dogs, and in pollen season a yellow film settles on top of all of it. The rooms nearest the back door show it first. A stiff mat outside that door and a boots-off rule help more than you'd expect. They won't replace a real cleaning once or twice a year, but they stretch the time between visits.
When we get there, the tech prices the job and then pre-treats the worst lanes and spots. The main pass goes down light on water, and the extractor pulls the loosened soil back up. Expect the carpet to be walkable in roughly an hour. We leave no soap in the fibers, so the carpet doesn't turn tacky and start collecting dirt faster, which matters when the front yard is a field. New builds, and making the drive count
Builder carpet in the new subdivisions is light and thin, and it takes its first real stains in year one. Clean it early and it holds up much better. Builders usually put a thin pad under it too, so accidents reach the subfloor faster than you'd think. If there's a new puppy too, ask about the enzyme treatment for accidents.
Because of the distance, I'd bundle. Carpet, upholstery cleaning, area rugs (cleaned right in the house), and tile can all fit in one appointment on one bill.
