Most of the old carpet we see in Capitol View has more years in it than its owner thinks. The call usually comes from someone who is halfway to phoning a flooring store.
Capitol View is a group of established neighborhoods east of downtown, Hazelwood Acres and Village Bond among them, with Leesburg Rd along one edge. The houses are mostly three- and four-bedroom places that have been lived in hard. Some owners have been here since the carpet was new. Others just bought and inherited somebody else's carpet along with the keys.
Clean it first, then decide
My rule of thumb: if you want to replace carpet because of how it looks, pay for one good cleaning before you pay for new carpet. Gray hallways, flat traffic lanes, a dull overall color. That's usually dirt. Grit settles to the base of the fibers over the years and dulls everything above it, and when it comes out, a surprising amount of color and texture comes back with it.
Some carpet really is done, though. If the backing has let go and the carpet ripples no matter how many times it's stretched, if the doorways are worn down to the backing, or if the pad has crumbled, no cleaning will fix it. We'll say so when we see it. There's no sense paying us to clean carpet that's headed to the curb next month.
How the cleaning goes
The tech walks the rooms with you and prices the job before starting. Spots and heavy lanes get pre-treated. The main clean uses a fizzing, soap-free solution and very little water, and the machine extracts it along with everything it loosened. You can usually cross the room within the hour, and the carpet stays cleaner afterward because nothing tacky is left in it. Start with a regular carpet cleaning and see what comes back.
Tile, grout, and the rest
Houses this age often still have the original kitchen or bathroom tile, and grout that has slowly gone dark. Most owners assume it's stained for good. Usually it's packed with years of mop water and dirt. Our tile and grout cleaning runs a machine buffer across the floor, which pulls the grime out of the joints. From across the room you can see exactly where the finished section stops.
Sofas, chairs, and area rugs can go on the same trip. Rugs get cleaned right there in the house.
