Arthurtown runs along Bluff Road and Shop Road southeast of downtown, a few minutes from Williams-Brice Stadium. Most of the homes are rented, some in apartment complexes and some single-family, and plenty went up in the last twenty-odd years. Rentals mean turnover. Dry time is money between leases
An empty unit earns nothing, so the days between tenants count. Our cleaning helps mostly because of how little water it puts down. The painter, the inspector, or the new renter can usually walk on the carpet about an hour after we pack up.
No soap goes into the carpet, and in a rental that matters more than anywhere. A cheap shampoo job leaves residue that grabs dirt, and the unit looks tired again two months into the new lease.
Pricing a unit
Tell us the bedroom count, whether pets lived there, and how bad the hallway looks, and we'll give you a straight number on the phone. The tech confirms it at the door before anything starts. Got a list of units? We can price them together and work through them in order.
If the last tenant had a cat, say so up front. Urine in the pad needs our pet odor treatment before the regular clean, and it's cheaper to plan for it now than to find out when the heat kicks on in October and the smell comes back.
Game days and red clay
Living this close to the stadium wears carpet in its own way. Fall Saturdays mean cookouts, guests, and a lot of feet coming in off wet grass and gravel lots. Add the red clay from any bare patch of yard and you get the orange-brown lanes we see all over this side of town.
Fresh clay comes out well. Clay that's been walked in for a year takes more work, and sometimes it only lightens. We'll tell you which kind you've got before you pay for anything. Carpet cleaning handles most of it, and stubborn lanes get a pre-treatment and extra agitation first.
Kitchens and baths
Dirty grout makes a rental look ten years older than it is. We bring a machine buffer for tile and grout cleaning, and it works the buildup out of the grout lines and off the face of the tile. It's a big change for the time it takes, and it fits into the same visit as the carpet.
